The Top Signs You Need a New Roof

When You Should Repair or Replace Shingles

Your roof may be showing signs of aging or damage. Persistent sun, heat, ice, and moisture can have a major impact on your home over time. If your current roof is more than 20 years old, you should examine it for signs of wear and tear.

The top signs of roof damage include:

Water Leaks

Are your ceilings showing water spots or damage? Water leaks are extremely damaging to your home. They can lead to mold and mildew, plywood deterioration, or damaged electric and flooring. If you have any water leaks, make sure you call a company to inspect them as soon as possible.

Curled or Cracked Shingles

If you have asphalt shingles and they appear curled or cupped, they may have been installed incorrectly. They also may be ready to fall off, resulting in damage to the interior of your home. You should have the shingles looked at to see if they need to be replaced.

Missing Granules

Wind, hail, and water can displace the granules on asphalt shingles. Over time, this makes the shingles lose their integrity, allowing leaks to happen. You may notice granules in your gutters, but if you have significant amounts, it’s time to have someone inspect your roof.

Rusted Gutters and Flashing

The average life span of aluminum gutters and downspouts are 20 years. If your gutters are starting to show signs of rust or erosion, it’s likely time you need a new roof as well. Most gutters and soffits are directly connected to your home, so you don’t want any water to enter through the gutters and flashing protecting your interior.

Visible Nails

If nails are beginning to show, your asphalt or cedar shingles are getting thin. Rusty and exposed nails are another sign of wear and tear on your roof. Make sure you schedule an inspection or estimate for repairs or replacement.
